Investment strategy

Disciplined multifamily acquisitions built for long-term wealth creation

We target multifamily properties where careful underwriting and operational improvements can create lasting value, in markets we know.

Our investment process

Disciplined, data-driven, and selective

We screen many opportunities, analyze the markets, underwrite the numbers, and stress-test our assumptions. We move forward only when an investment meets our standards, and sometimes that means making no investment at all.

Our process, from first screen to final decision. We stay selective and only move forward when a property meets our investment criteria. All investments involve risk, including loss of principal.
  1. Identify. Screen properties in our target markets.
  2. Evaluate. Focus on growth, demand and fundamentals.
  3. Underwrite. Analyze income, expenses, financing and performance.
  4. Stress test. Run multiple scenarios to validate returns and manage risk.
  5. Select. Move forward only when it meets our standards.

Our Preferred Investment Markets

We primarily target multifamily investment opportunities in Colorado, North Carolina, South Carolina, Florida, and Texas. However, we remain open to compelling opportunities in other markets that meet our investment criteria.

  • Colorado
  • North Carolina
  • South Carolina
  • Florida
  • Texas

We are interested in multifamily assets with identifiable value-add potential, where improved operations and targeted capital can strengthen performance over time. Each opportunity is reviewed on its own merits.

Disciplined underwriting

Each opportunity is evaluated on its fundamentals: market, rent and expense history, physical condition, and the business plan required to reach our objectives. We use conservative assumptions, stress-test the outcomes, and walk away from deals that do not meet our standards.

  • Market and submarket research
  • Review of rent rolls, operating statements, and capital needs
  • Conservative assumptions with downside scenarios

Value-add opportunities

We focus on well-located properties where thoughtful improvements and better management can increase income and long-term value. The goal is to improve the asset, not to rely on market timing.

  • Targeted unit and common-area improvements
  • Properties with identifiable operational upside
  • Business plans built around what the asset can support

Operational improvements

After acquisition, performance comes from execution. We work with experienced property operators to manage expenses, improve leasing and resident retention, and use data and AI to spot opportunities earlier.

  • Expense review and management efficiency
  • Leasing and revenue optimization
  • Regular reporting and active asset oversight

Long-term wealth creation

Built to compound over years, not quarters

Our goal is to create long-term value for our partners through well-underwritten acquisitions, active management, and patient ownership. We focus on the fundamentals of the property and the business plan rather than on short-term market movements.

Our conservative investment targets are 7% average annual cash distributions on original invested capital, and 2x original invested capital in proceeds at sale, which includes the return of original principal. Cash distributions are in addition to the proceeds at sale.

These are investment targets, not promises or guarantees. Cash distributions are in addition to proceeds at sale. Actual results may be higher or lower, and all investments involve risk, including the potential loss of principal. We do not guarantee any returns.

Educational illustration

How multifamily may complement a traditional portfolio

Many investors hold stocks and bonds. This illustration shows how a multifamily investment could add a different mix of cash flow and equity growth alongside them. It is meant to explain the concept, not to predict results.

Assumptions behind the illustration

  • Stock market: $1,000,000 at a hypothetical 8% annualized total return, with dividends assumed reinvested and included in that return, grows to about $2,158,925 after 10 years. This is not a prediction of future returns.
  • Multifamily: a target 7% average annual cash distribution ($70,000 a year, $700,000 over 10 years) plus a target of 2x original capital ($2,000,000) in proceeds at sale, for $2,700,000 in total illustrative proceeds.
  • The $2,000,000 at sale already includes the return of the original $1,000,000, so the initial investment is not added again.

Please keep in mind

Both scenarios are hypothetical examples using conservative illustrative assumptions, not guaranteed outcomes. The multifamily figures are investment targets, not promises. Stock dividends are assumed reinvested, while real estate distributions are assumed paid during the holding period, so the total figures should not be treated as directly equivalent annualized returns. Stocks and private multifamily investments also differ in risk, liquidity, fees, leverage, tax treatment, and holding period. Actual returns may be higher or lower, and real estate investments involve risk, including possible loss of principal.
